All right, number I cast number one 76, uh, this is Tulsa and Oklahoma’s own. Ensure you Oklahoma. Today we are talking about a home insurance Tulsa for my pen. Anyway, why don’t we talk about home insurance, Tulsa? We mainly talk about making sure you have the best rates for the cupboards that you desire. Unfortunately, some people have to have the rate that they can pay and then after, except the coverage that they can afford because insurance coverage is just like anything else. You are just paying the insurance company a premium to assume some of the risks that we inherently have as human being. And this risk would be to your home, which anything can happen to an Evans be most people’s largest investments. So that’s all premium is. It is just an exchange for the acceptance of risk. If you want a little risk, uh, taken by your insurance company, it’s not gonna cost you as much.

If you want a lot of risks, it’s going to cost you more. So if you want a lot of risks covered by the insurance company, it’s gonna cost. So it’s not really that hard to figure out. We’re also going to start on these podcasts talking about, uh, other parts of the coverage. So say let’s talk about personal property and how your personal property is covered. Or should we be an independent strength agency? I have your home insurance, Tulsa. We can provide you with options on how much personal property you covered. It could be as little as 30% be as high as 70% of coverage, a coverage, Jay’s what we insure your home for. So, uh, but what’s important is that we have um, replace the cost covered under personal property. That is basically new for all. If you have a house fire and your five year old television is Savage, then instead of getting the value of it and 50 bucks, whatever it is, you’re going to get a brand new TV.

It’s replacement cost. Now they have said, you know, just a few things are damaged to subject to your deductible on your home insurance Tulsa and also policy and, uh, you’re going to get replacement costs coverage. Now do you need replacement cost coverage? Well, some of the companies that we work with, you don’t have an option. It’s automatically replacement costs because that’s what 99.9% of clients want. But what we’re able to do, we’re able to change up the amount of coverage some companies have. Your replacement cost is automatically 70% of 70% of coverage a well. And then if it’s 50%, you’re dealt with those companies that you don’t ever replace some costs, you have actual cash value. So if you’re, if something happens, your TV, instead of getting a new one, you’re going to get the $50 value and then you have to replace it yourself, which isn’t so bad.

You’ll get some value. Where we’re probably really doesn’t hurt you is if it’s in a total house fire and you’re going to get policy limits anyway because chances are you’re not going to replace all the personal property you have. Um, you know, my wife has three grooming irons. I don’t know if she would buy three new ones or five air blow dryers. Uh, you know, plus we have an attic full of stuff plus a bunch of stuff in storage. Do we need replacement costs and all of that? Are we saying replacement cost coverage on all of that stuff? Yeah, we are and we need to, well, you know, we could look at that now that is for companies that just force you into 70% of option covered Jay or 50% of coverage. Jay in replacement costs are not replacement cost. The good companies that we work with, because we’re an independent insurance agency, will give us from placement cost coverage on our personal property and we can determine how much coverage we have, whether it’s as low as 30 or as high as 70 most people don’t have that much personal property, let’s face it.

But on your home insurance, Tulsa, you have to make sure that it’s insured correctly. That’s why you need to sit down with your agent at least annually and go through the coverage because your agent will give good advice for you. That’s what you pay them for. They know their stuff. Uh, you know, unfortunately if we go and do a man on the street interview, most people know nothing about insurance and insurance coverage. So we want to make sure that we have the right coverage in place. And that means sitting down for an annual review with your agent and making sure what you have is what you want on your home insurance. Tulsa, the last thing you want is to figure out what you have and claim time. So if you wait until claim time to figure out what jam, I’m almost guaranteeing you’re not going to be happy with what you have.

So figure it out ahead of time. If you have any questions, always call or be proactive and call your independent insurance agent and say, what kind of coverage do I have? Let’s sit down for a review. What I need to know exactly what my home insurance, Tulsa policy covers. And when you do that, you’re going to leave and not have any questions. Maybe have too much coverage, maybe you don’t have enough. Maybe we can make the premium lower. Maybe it’d be a little higher to cover everything that you want. The point is to make sure you have the coverage that you know you have and not have a surprise at claim time. We don’t want nobody likes surprises when it comes their insurance coverage. Say please review my coverages and come up with any recommendations that you have. And if you don’t have the time to come in and leave it that way, you know you’re going to have everything covered or you’ll get the advice on what you need without him and the way around for it. Let’s make sure it’s the right coverage. And if you don’t have what you need, we’re going to recommend what you should have. And you know, quite frankly, there’s some people that have too much insurance. If you want to hook up your checking account to an insurance company, they’ll take every penny you have and cover you for everything. But if that’s not an option, if you don’t want to do that, then you need to sit down with us and let’s make sure that your insurance covers premiums fit within your budget and your budget is, um, you know, you’re, you have coverage that you want and coverage that covers that you don’t need.
