I’m actually on my way to a function with realtors, mortgage brokers and roofers and what do all these have in common? Well, these people are either going to get you in your home, get you a mortgage for your home or your home, and they all have a common goal and that’s to get you the best that they can do. So our job and ensure you Oklahoma is doing sure your home insurance to make sure you have the coverage you need for clothing and the right coverage for the right price because a lot of times we’ll get a call from a mortgage broker and they’ll tell us that we have to have a certain price on a home because your monthly budget to buy this home has to fit inside this little box.
You’re also gonna maybe when you talk to your realtor, the realtor is going to say, before we make an offer on this house, let’s up the roof, checked out and the current owner might be able to make a claim on their house and if they can and you get a new roof before you buy the house, so you’re first working with the realtor and the realtor and to have a good mortgage broker that they trust and then the mortgage broker and have a good insurance agent that they trust. And the insurance agent must be able to make the insurance fit in a box so you can get your mortgage. All sounds a little crazy and convoluted. But, uh, it’s what has to happen on a lot of times insurance company in the. Sure your roof because there’s existing damage to it. So that case we’re going to call the roofer in and see what he will do for us.
I like to get to pick who’s gonna pay for it. The current owner or the buyer, is that reflected in the price of the house already? And that we don’t know. So, uh, you picked a good realtor, hopefully you don’t have a fly by night or part time realtor, a realtor fit into two categories, the, a professional full time and the, uh, part time housewife who kind of, you want the professional full time realtor to get to the best house and they know what they’re doing. They know more than you know, your average, a real curse. So get a good realtor, net realtor’s going to take you a house and hopefully you don’t get alignment. You get what you pay for and uh, it’s a good house that’s insurable because when you’re looking for Home Insurance Tulsa, you want to make sure it’s good coverage.
Why buying a home if it’s not even an insurable. And a lot of times an older roof is an insurable. We had someone call the other day with a 20 year old rough and it’s hard to get the insurance card Franklin. So I’m going to go meet with some realtors tonight. Tell them what to be looking for, for you and your new home. Purchase what you’re looking for before you even get to the point of making an offer on a home or even working with the realtor might want to ask, or before you even go look at homes you might want to ask your realtor for the name of a good mortgage broker and a good mortgage broker can get you preapproved. They can take a little bit of time asking some questions, maybe look at some bank statements, your tax returns and uh, get you preapproved and they’ll get you a letter that says, so and so is preapproved for x amount of money, blah, blah blah. So when you go to make an offer on a house and someone else hasn’t made enough, someone else who’s made an offer doesn’t have a preapproval letter. Yours is more likely to get chosen. And that’s what you want. I mean, you’re making an offer on a house that you want. So you want to make sure it’s chosen.
A preapproval letter goes a long way. Then when you’re preapproved, your realtor also knows what price rings to look in and you don’t give some realtor that’s, you know, Jack. And get you to spend more money than you can afford. Okay? Now you have a preapproval letter for mortgage broker. You’re working with a good realtor. You’re finding the home. Now you need Home Insurance Tulsa because you can’t close on that mortgage unless you have a Home Insurance Tulsa and Home Insurance Tulsa is what you need and you need a good policy. So at this point, your realtors out of the picture, she may or may not show up for the closing. You’re going to close a, you’re going to sign a whole lot of papers giving one of your first born because 36, uh, uh, if you want a 360 months mortgage, a 30 year mortgage, you’re going to have to prove that you can pay for this mortgage.
So, uh, you know, they’re gonna make you sign all these papers anyway. Once that’s done, you get the keys and you’re in the house and you go in and you find out that there has been water damage from a leaking roof. What do you do now? Well, you don’t call your insurance agent because you just moved in. The policy doesn’t take effect until you move in. It obviously happened before you moved in. And so you want to go back on the previous insurance company, [inaudible], they had the house covered at the time of loss. So that’s who you’re going to talk to. But after you’ve moved in, give it a couple of weeks. Uh, you’re tired of unpacking boxes and finally getting used to where you’re staying. Now it’s time to go into meet with your professional insurance agent and sure you Oklahoma, and get the coverage you need.
We’re going to review everything you have so there’s no surprises at claim time and make sure you’re not paying for something you don’t need or make sure there’s no hole in your program or overlapping coverage. Then we’re going to talk about your auto insurance because you always want to ensure your auto and your home together because it’s a considerable discount. Now, most auto insurance companies now will have a telematics, a port to put it in your car to test your driving habits. And this is in your best interest because you automatically get like a 10 percent discount on your auto insurance. You don’t get a discount on this, on your home insurance for it, but if you’re a home insurance policy is bundled with your auto insurance, you’re going to get a discount. Now we’re trying to promote an additional discount on your home and on your auto insurance.
So go ahead and do that telematics and get to get a fair price on your auto insurance. You know, I live out in the country and most of my driving and rural driving, I don’t do a lot of stop and go driving. I’m not a speed demon. Uh, so why should I pay the same as someone else by eight? Maybe it was the same vehicle who lives in a city and does a lot of stop and go driving and there’s always late for work. So they’re racing and you know, accelerating and then pumping the brakes. I don’t want to pay the same as that. So I’ve talked to my professional insurance agent and uh, ensure you Oklahoma and I got the right Home Insurance Tulsa coverage that I need and now I’m getting the best auto insurance I need either with progressive mercury safe go allstate.
